Useful life

One number your reserve study assigns to every component, and why it is not the same as its age.

Useful life is the total number of years a reserve component is expected to last, from installation to replacement. It differs from remaining useful life, the years left as of the study date, and from effective age, the portion already used up. A reserve study needs all three numbers to build an accurate funding plan.

What useful life measures

Every component in your reserve study, the roof, the pool pump, the parking lot asphalt, gets a useful life number: the total number of years that type of component is expected to function before it needs replacing. A 25 year useful life for a roof does not mean this specific roof will fail on year 25. It means the preparer, drawing on how similar roofs typically perform, expects it to need replacement around then.

Useful life is a category estimate, not a warranty date. It is the starting point the rest of the reserve study builds on.

Useful life, remaining useful life, and effective age

Useful life alone does not tell your board when to budget for the roof, because it does not account for how much of that life is already gone. Two more numbers close that gap: effective age, the years already used up, and remaining useful life, the years left as of the study date.

A component scheduled for replacement in the current year carries a remaining useful life of zero, no matter how long its original useful life was. The three numbers always relate the same way: effective age plus remaining useful life equals useful life.

Why the number moves between updates

The component inventory, the list of assets your association is responsible for, tends to stay stable from one reserve study to the next. Useful life estimates do not. They are part of the condition assessment, and preparers reconsider them at every update, based on how the component is actually holding up, not just how old it is on paper.

A roof that was doing fine at year 10 might get a shorter useful life estimate at year 15 if the preparer sees earlier than expected wear. That is not the preparer changing their mind for no reason. It is the study doing what it is supposed to do: adjust the plan to match reality.
