Leak detection

A two-hour test any board member can run, no plumber required.

Read the water meter, wait two hours with no water use anywhere on the property, then read it again. If the number moved, water is leaking somewhere between the meter and every fixture it feeds. Household leaks waste an estimated average of over 9,300 gallons per home each year nationwide, so a small, quiet drip is worth chasing down before it shows up on the water bill.

Run the two-hour meter test

Before calling a plumber or a leak-detection company, do this first: find the water meter, note the reading, then make sure nothing uses water anywhere on the property for two hours, no irrigation, no laundry, no dishwasher running. Read the meter again. Any movement means water is escaping somewhere in the system between the meter and the fixtures it serves.

This test tells you a leak exists somewhere on the property. It does not tell you where. On a property with a shared water system, narrowing the search to a single building or unit usually takes a second round of testing at individual shutoff valves, or a professional leak survey.

Know what a leak actually costs

A faucet that drips a few times a minute does not look urgent. At scale, it is.

That works out to an average of more than 9,300 gallons per household per year, a national figure, not an estimate for any single community. On a property billed through one master meter, every unit's leaks land on the same bill before that cost is ever divided up. Finding a leak early is cheaper than arguing about how to allocate the loss after the fact.

Automatic shutoff devices and insurance discounts: verify locally

Some insurers offer a premium discount for leak-detection or automatic shutoff devices, and some boards consider requiring them in every unit. Whether a discount applies, how large it is, and whether any state or local code requires such a device varies by insurance carrier, state insurance department, and local building code. No single nationwide rule or standard discount was found for this Course.

Before writing a device requirement into the rules, ask the association's insurance carrier what discount, if any, a specific device qualifies for, and check with the state insurance department for any consumer disclosure on the topic. Treat a salesperson's discount claim as a starting point to verify, not a fact to repeat to owners.
