Roof inspections
The roof rarely has its own inspection law. Warranty terms and your reserve study decide the schedule instead.
Most boards will not find a law that sets how often to inspect the roof. Frequency comes from the roofing manufacturer's warranty terms and your association's reserve study, not a fixed number. Florida is the exception: its Structural Integrity Reserve Study law makes the roof a mandatory, non-waivable reserve component for buildings it covers.
What actually sets the inspection schedule
No statute or code reviewed for this Course prescribes a roof inspection interval, such as annual or after every named storm.
How often your roof actually gets a professional look is set by two things: the manufacturer's warranty terms (many require documented periodic inspections to stay valid) and your association's reserve study, which should schedule an assessment of the roof as part of estimating its remaining useful life. Check both documents rather than assuming a number, and confirm the rule with your own state and governing documents.
This is different from Florida's milestone inspection, which examines the whole building's structure on a schedule set by age and coastal proximity, not roof condition specifically.
Florida treats the roof as a mandatory reserve line, not a maintenance nicety
Florida's Structural Integrity Reserve Study (SIRS) names the roof as one of a defined list of components a covered condominium or cooperative association must study and fund.
"Roof. Structure, including load-bearing walls and other primary structural members and primary structural systems...Fireproofing and fire protection systems. Plumbing. Electrical systems. Waterproofing and exterior painting. Windows and exterior doors."

For budgets adopted after December 31, 2024, a Florida board may not vote to underfund or waive reserves for these listed components, including the roof. That closes the older practice of voting each year to skip structural reserve funding to keep assessments lower.
Who can sign off on a structural roof repair
A roofing contractor can install and repair a roof under a standard contract. But once a finding touches the roof's structural framing rather than just its waterproofing membrane, Florida law limits who may design the fix.
"prevent any licensed engineer or architect from contracting directly with a licensed contractor for the preparation of plans, specifications, or a master design manual addressing structural designs."

In practice, a contractor may build from a licensed engineer or architect's sealed plans, but generally cannot originate structural repair plans for anything beyond very small dwellings. Your state's licensing board may draw this line at a different project size or differently altogether. Confirm before authorizing structural roof repair work.
