Electrical systems

What your board actually needs to maintain, test, and document, and where the hard legal lines sit.

Electrical systems don't have one national maintenance interval; the board's job is a documented inspection and testing program run by a licensed electrical contractor. Two things are fixed: GFCI protection is legally required on outlets near pools and other wet locations, and postponing electrical repairs is a safety issue, not just a budget one.

Build a documented program, not a memorized schedule

There is no single national interval for testing electrical panels, switchgear, or common area wiring the way there is a fixed calendar for smoke detectors. NFPA 70B, the national standard for electrical equipment maintenance, governs this territory, but the actual testing schedule for your building's specific panels and equipment should come from a licensed electrical contractor, not a number you memorize once and reuse forever. Confirm the applicable edition of NFPA 70B and any local amendments with a licensed electrical contractor before adopting a fixed interval.

What the board controls is whether a program exists at all: a documented inspection schedule, a written record of what was checked and when, and a contractor who signs off on the results. Skipping that program is not only a budget decision. Postponed electrical work is deferred maintenance, and deferred maintenance creates real safety liability, not just a bigger bill later.

GFCI protection near pools is required, not optional

Outdoor outlets near a pool, spa, or other wet common area are not a place to save money on code compliance. The National Electrical Code requires ground-fault circuit interrupter (GFCI) protection, a device that cuts power the instant it senses a current imbalance, for pool equipment circuits and the receptacles around them.

This is code text; the exact edition of the NEC in force, and any local amendments, must be confirmed against your jurisdiction's adopted code. Treat any pool area outlet without a visible GFCI marking as a flag for your electrical contractor to check, not something to leave for the next inspection cycle.

Confirm who's responsible before you approve the repair

Before the board approves or denies an electrical repair, know who is supposed to pay for it. Governing documents, not the electrical code, decide whether the association or the individual owner maintains a given piece of wiring, from the panel that feeds a whole building down to an outlet inside a single unit. This split is set by your community's CC&Rs and bylaws and differs from one association to the next; when it's unclear, that's a question for the board's attorney, not a guess. Getting this wrong either creates an unbudgeted expense or leaves an owner on the hook for something the association was supposed to maintain.

Log every inspection and repair

Every inspection, repair, and contractor sign-off belongs in the same place, not scattered across a folder of emails. A maintenance log tracks what was done and when; a work order authorizes and tracks each specific job from request to completion. Together they turn "someone probably looked at that panel a while back" into a record the board, a buyer's lender, or an insurance adjuster can actually check. Pair this with a broader inspection program so electrical isn't the one system nobody schedules.
